CIHA Offers Homes for Sale and for Rent in Mountain View
If I told you that you could own your own brand-new, single-family, three or four bedroom home, complete with a private, landscaped and fenced yard for between $925 and $1,286 per month (including taxes and insurance) would you be interested? Cook Inlet Housing Authority (CIHA) has a new homeownership program that offers exactly that. With good credit and out-of-pocket costs as low as $5,670, qualified applicants will be on their way to homeownership.
CIHA has partnered with Wells Fargo Bank, John Hagmeier, HUD, Federal Home Loan Bank and the Alaska Housing Finance Corporation to make the dream of homeownership a reality. We've rounded up a variety of funding sources -- grants and low interest loans -- to keep up-front costs and monthly payments far lower than they normally would be.
These three and four-bedroom single-family homes will range in size from 1,324 to 1,700 square feet. Each home will have 1.75 bathrooms (some have more dependent on the model) and a two car garage. The homes are being designed and built by award winning builder John Hagmeier, and by CIHA's own staff -- headed by CIHA's Construction Manager, Bob Juliussen. The John Hagmeier homes reflect the style and quality of Hagmeier Homes constructed in many of Anchorage's most exclusive neighborhoods. The homes being built by CIHA offer a "craftsman-style" design, promising to be some of the most attractive, well-built and unique homes anywhere in Alaska. All homes will be built to a 4-Star Plus minimum energy rating, and all homes will be landscaped and fenced.
The homes are located in Mountain View, a neighborhood where CIHA, the Municipality of Anchorage, and many other organizations are making significant revitalization efforts. "It is a great time to invest in Mountain View -- a neighborhood which is destined for continued positive growth and development," said CIHA President/CEO Carol Gore.
The financing package on these homes - which combines grants, very low interest loans as well as a standard first mortgage - results in monthly mortgage payments that are likely similar to, or perhaps less than, what most renters are currently paying their landlords. "CIHA is excited about this new opportunity to help our clients realize the benefits of homeownership," added Gore.
In addition to the Mountain View homeownership program, CIHA is again this summer building new rent-to own homes in partnership with John Hagmeier. This year we'll offer both three and four bedroom models, all with the signature two-car garages, recessed or rear-entry garages where possible, fully fenced and landscaped yards and of course the same John Hagmeier quality and style. We are again renovating 4 four-plex buildings, but this year there will be one, two and three bedroom options. In partnership with another one of Anchorage's award winning builders, Bob Petersen, CIHA is also building its first duplexes, offering two-bedroom, two-bathroom, town-house style rental units, each with one car garages, fences and landscaping. Rents range from $685 to $1,150.
By the end of 2005, CIHA will have demolished 47 seriously deteriorated and dilapidated single and multi-family homes in Mountain View and built 27 single-family, rent-to-own homes, eight duplex rental units and 10 homeownership homes, with 8 more on the horizon for next summer. We'll also have completely renovated 8 four-plex buildings. All in all, Cook Inlet Housing will be providing beautiful, high quality housing options for a total of 93 families as well as making great strides toward achieving our goal of making Mountain View a "Neighborhood of Choice Rather than a Neighborhood of Last Resort!"
